Listing Agreements

Looking to make some money by selling your Fort Wayne Indiana real estate? If so, you are likely going to use the help of a real estate agent. Now, you might not, as a few people today are finding success selling their Fort Wayne or Halton real estate on their own. But even for sale by owner efforts often end up partnering with an agent or brokerage in some way in order to complete the sale of the home.

Whenever a real estate agent is involved, a listing agreement will be put into place. The broker will probably work with another brokerage in order to find a buyer, in which case the seller must pay both the listing and buying brokerage's commissions.

Finally, and most commonly, there is the exclusive right to sell listing. The listing agent and brokerage will always earn a commission when a house sells under this type of agreement, whether the owner finds a buyer or not. There are several details in any listing agreement that you must pay close attention to, so that you know your rights as a seller. The commissions will be one of the most important parts; this is the percentage of the sale that you must pay to the brokerage when your house sells. You can play with these numbers a bit in order to get the selling agent to work a bit harder for your home; telling the listing agent that they should offer 50% or more of the commission to a selling brokerage.
